Job DescriptionMaintenance Technician I Job Summary:Job
Description: The Maintenance Technician is responsible for
performing repairs, troubleshooting, and completing preventative
maintenance on their assigned property. The Maintenance Technician
will continually improve operating conditions, quality, and
integrity of all building systems and building appearances, while
delivering superior customer service to our residents.Reports to:
Maintenance SupervisorJob Responsibilities:● Performs repairs,
troubleshoots systems, and completes preventative maintenance.
Adheres to standardized diagnostic approaches for preventative
maintenance, system troubleshooting, HVAC systems, and electrical
circuits● Participates in on-call emergency rotation and responds
to emergencies as needed.● Moves furniture for models when
necessary.● Troubleshoots all property systems, and performs or
oversees repairs● Conducts maintenance-related inspections,
including building and alarm systems inspections.● Assists in
preparing property for inspections.● Inspects vacant units,
ensuring turnovers are completed within standard guidelines.●
Utilizes maintenance software program to track work orders,
inventory use, product replacement histories, and scheduled
preventative maintenance● Ensures tools and equipment are in
optimum condition.● Walks the grounds and common interior areas
daily, removing litter and debris from lawns, planting beds,
parking areas, sidewalks, ramps, and indoor spaces.● Removes snow
and ice from sidewalks, walkways, steps, and
driveways.Requirements:● High School diploma or equivalent.●
Refrigerant Transition and Recovery Certification (types I and II)
preferred.● 2 years maintenance or construction experience.● 1 or
more years experience as a full-charge maintenance technician
preferred.● Entry-level knowledge of maintenance systems, including
inventory control,preventative maintenance, and work order record
keeping.● Entry-level knowledge of mechanical systems and equipment
including HVAC, landscaping, carpentry, painting, hydraulic
systems, and electric motors.● Entry-level knowledge of plumbing
repairs and troubleshooting.● Valid Driver's License required●
Vehicle required● Ability to perform heavy lifting (at least 60
lbs), climb ladders up to 24 ft, stand and walk for 8 hours, and
perform other physically demanding duties as directed.Maintenance

documents work and product quality• Walks the grounds and common
interior areas daily, removing litter and debris from lawns,
planting beds, parking areas, sidewalks, ramps, and indoor spaces•
Removes snow and ice from sidewalks, walkways, steps, and
driveways• Check pool levels regularly and maintain standard
level.Requirements:• High School diploma or equivalent.•

IIIJob Description: The Maintenance Technician III is highly
skilled in Facilities or licensed in a specific trade. As a
technical resource for the community the Maintenance Technician is
a reliable, trustworthy professional responsible for the overall
Maintenance and operations of the community. This involves ensuring
a safe and secure living environment for Residents, Visitors and
Associates. The Maintenance Technician will continually improve
operating conditions, quality, and integrity of all building
systems and appearances, while delivering superior customer service
to our Residents.Reports to: Maintenance SupervisorJob
Responsibilities:• Independently completes repairs, troubleshoots
systems, and preventative maintenance in a timely manner. Strives
to continuously build knowledge and skills. Shares expertise with
others.• Mentors and shares their expertise with other
technicians.• High level of knowledge to include building and
mechanical systems, such as: HVAC, plumbing, electrical, elevator,
sprinkler, fire and pool systems.• Assists the Maintenance
Supervisor in day-to-day operations, managing outside contractors
as needed. Acts as the Maintenance Supervisor when the supervisor
is absent• Must have the ability to follow oral and written
instructions and be able to maintain effective and cooperative
working relationships.• Participates in on-call emergency rotation
and responds to emergencies as needed.• Completes and inspects
yours and others work orders in vacant units, ensuring turnovers
are completed on schedule and meets or exceeds community
standards.• Utilizes maintenance program to track work orders,
preventive maintenance, inventory, product replacement histories.•
Ensures tools and equipment are in optimum condition and reports
any unsafe situation immediately.• Complete grounds work such as:
trash pick-up, sweeping and light landscaping. • Removes snow and
ice from sidewalks, walkways, steps, and driveways. Diligently
monitors the community for slip, trip and fall hazards.• Coordinate
special projects as directed. Including assisting during the event,
setting up, monitoring, moving furniture, equipment and breakdown.•
Conducts all business with integrity in accordance with company
policies and procedures, local, state and federal laws; OSHA, ADA,
Fair Housing, etc.Requirements:• HVAC Certification preferred.•
Trade school certificate(s) in HVAC, electrical, plumbing or
another trade.• 10 years working experience in maintenance or
construction.• Facility management experience preferred.• Advanced
knowledge in building and maintenance systems, including inventory
control, preventative maintenance, and work order record keeping.•
Advanced knowledge in mechanical systems and equipment including
HVAC, plumbing, carpentry, painting, electric and Life Safety
systems.• Meets all physical requirements to perform all job
functions and responsibilities.• Valid Driver's License and
